Market Selection
We focus on markets with structural demand drivers — population growth, infrastructure investment, and supply constraints — that support durable occupancy and rent growth over a full cycle.

Asset Quality
We target Class A and institutional-grade assets with defensible competitive positions. We avoid commodity product in oversupplied submarkets regardless of headline yield.

Conservative Underwriting
Our underwriting assumes mean-reversion in rents, conservative exit cap rates, and stress-tested debt service coverage. We do not underwrite to best-case outcomes.

Active Management
Acquisition is the beginning, not the end. We actively manage leasing, capital programs, and tenant relationships to protect and grow asset value throughout the hold period.
